  • Building near or over a sewer 

    We have recently completed a review of our process for building over or near to a sewer.

    From 20 September 2018, if you meet our new standard criteria you have our consent to proceed. It means you won’t need to contact us. To find out more, please follow our simple 3 step process (below) which explains what you need to do next.

    We own and maintain thousands of kilometres of public sewers. These take away sewage waste, keep the environment clean and are an essential part of everyday life.

    Many of our sewers run within private land and are usually found to the front, rear or side of a property. If you are planning a new development or home improvement project, it’s important that you take the appropriate steps to protect our sewer and your new building.

    Failure to do this could make it difficult for you to sell your property in the future or cost you money if something goes wrong. To help things go smoothly, we have created a simple three step guide to help:

  • Step 1

    The first thing that you need to do is to find out whether there are any public sewers within your land. We have created this guide to help you find the public sewer .

    Step 2

    You will now better understand the location of the public sewers in and around your land. There are three possible scenarios:

    • There are no minor* public sewers within three metres of your new building. You don't need to contact us, and you don't need to review our standard criteria . The process ends here.
    • You are building near to the sewer (e.g. within three metres of it). Please review our standard criteria to see whether your project can proceed without you even needing to contact us. If you can't meet all the criteria, then you need to move on to step 3.
    • You will be building directly over the sewer. Skip straight ahead to step 3.

    *Almost all sewers are minor. However, in some rare cases the sewer will be 'strategic' and this distance will be increased to six metres. Please contact us if you are unsure about this and we will be happy to help you.

    Step 3

    If you have reached this step then you will need to contact us. But don't worry, our dedicated team are here to help guide you through the process.

    Your development should now fit into one of the following categories: 

    • You are proposing to build over a public sewer. You will need to apply to us for a review and we have created additional guidance to help.

    • OR

    • You are proposing to build near a public sewer but could not meet all the standard criteria. You should contact us to discuss the next steps. Please email with as much detail as possible, preferably including drawings or a sketch which illustrates what you would like to do.
